Broward and Miami-Dade are the only two Florida counties in the High-Velocity Hurricane Zone, the state's strictest wind code. Roof coverings and underlayment must be approved for HVHZ use, usually through a Miami-Dade Notice of Acceptance.
Most of Broward's 31 municipalities run their own building department, and unincorporated areas go through Broward County's building division. The permit is included in every APEX roof price.
A reroof here is inspected more than once, including a dry in check once the underlayment is down and a final inspection when the new roof is on.
The same installed prices apply across Broward. Where your home lands in each range depends on size, shape, and material.
Many roofers include only a few sheets of plywood and bill every sheet after that, which can add thousands to the final invoice. On shingle, tile, and metal roofs, APEX replaces every sheet of compromised decking at no extra cost. Flat roofs are the exception, and your estimate says so up front.
Hurricane zone rules add approved products, stronger fastening, and staged inspections, so homes in Broward usually land toward the upper end of each price range.
Prices are per square foot of roof, which is usually larger than the home’s floor area once overhangs, the garage, and the slope are counted. Your estimate measures the roof itself, not the floor plan.
Shingle costs least up front, tile sits in the middle, and standing seam metal costs the most. On canal and coastal homes within about 1,500 ft of salt water, aluminum metal adds about 20% because it won’t rust.
A lower quote may cover only a few sheets of plywood and charge for every extra sheet found after tear off. Ask how many sheets are included before you compare totals.

Installed price per square foot of roof
Asphalt shingle
$6 to $7
Flat, modified bitumen
$6.50 to $7.50
Tile
$10 to $11
Standing seam metal
$11 to $12
Included: tear off, underlayment, permit, disposal, and all rotted decking on shingle, tile, and metal roofs.
A typical South Florida home has about 2,500 to 3,000 sq ft of roof. That puts shingle around $15,000 to $21,000, tile around $25,000 to $33,000, and standing seam metal around $27,500 to $36,000.
Starting ranges, not a quote. Every roof is different, so request an estimate for your exact price.
Financing can turn it into a monthly payment, and homesteaded homes built before 2008 may qualify for up to $10,000 toward hurricane upgrades through the state’s My Safe Florida Home program when funding is open.

Michael is very professional and knowledgeable about the whole process of my roof replacement. From explaining the materials and labor process and also handling all of the HOA documents and city permits necessary. I also like how the permits are included in the price and not charged separately after being quoted.Posted on Google![]()

We recently had our tile roof replaced by Apex Roofing at our home in Delray Beach, and the entire experience exceeded our expectations. Jesse and Mike were fantastic to work with from start to finish. They were professional, responsive, and kept us informed throughout the entire project. Our home is in the Sabal Lakes Community, and Jesse also helped us navigate the HOA approval process by providing all of the documentation we needed, which made everything much easier. The tile roof replacement was completed on schedule, the workmanship was excellent, and the crew kept the job site clean every day. The finished roof looks incredible and has completely transformed the look of our home. If you’re looking for a roofing company in Delray Beach, I highly recommend Jesse and the team at Apex Roofing. Be sure to check out the photos of the completed roof. We couldn’t be happier with the results.Posted on Google![]()

It's past time for a new roof. A little over a year ago I had a leak in my roof. I had a tarp on it and Mike, Apex's sales person stopped by and asked if I was interested in a new roof quote. At the time I was hoping that a repair would be sufficient. He politely asked if he could be in touch periodically. I said yes as he wasn't pushy at all. He texted me a couple of times but never said anything other than if I needed him to call. No hard sale tactics. Over the year it became clear that a complete new roof was needed. I solicited several quotes and decided to call Apex as well. Mike came out, listened to my needs and gave me a quote. What he offered was a good price that included more options than the others. I spoke with my wife and called him back the next day and he came back out and made all the paperwork simple and answered all my questions. The roof is scheduled to be installed shortly. I want to add one last comment. The roof started to leak again the day before he came out to go over some paperwork. I showed him the leak and told him I was concerned about it since we were leaving for vacation in the next couple of days. He went to his truck and got his ladder and some underlayment material and put on a temporary patch. He didn't have to do that. That type of service is important to me. I'm confident that the new roof will be installed without issue. Mark Hickingbotham, ownerPosted on Google![]()

Jesse and his crew replaced our old concrete tile roof in Delray Beach and the whole process was smoother than expected. They helped us deal with the insurance paperwork and kept us updated throughout the project. The house looks amazing now.
Yes. If your home is in Broward County, it is in our service area, including unincorporated neighborhoods that are not part of any city or town. The quickest way to confirm and get a starting number is our online roofing estimate.
Once it is safe, take photos of the damage inside and out and stop any water you safely can. Then call us: the inspection is free, our trucks carry a tarp for smaller areas, and we can provide photos and an itemized estimate on request. Florida gives homeowners 1 year from the storm to report a new roof claim, so check your policy with your insurer early. Our storm damage restoration page walks through the rest.
It can. The 9th Edition of the Florida Building Code takes effect on 31 December 2026, and in the High-Velocity Hurricane Zone every underlayment used under tile will need its own product approval. Permits applied for before that date generally follow the current edition, so ask about timing if you are planning a tile roof. Our Florida roof replacement law guide covers the other rules.
In many Broward communities, yes. Associations often set the roof material, tile profile, and color, and board approval usually has to come before the building permit. Ask your association for its approved list before you choose a roof, then compare options on our roofing services page.
Look the company up on the state’s DBPR license search. It takes about two minutes and shows whether the license is active. APEX holds Florida license CCC1336203, and you can read more about the team on our about us page.
A free inspection, a written price with all rotted decking included, and a lifetime workmanship warranty on the work.
