From Chapel Trail to SilverLakes, Pembroke Falls to Rainbow Lakes, APEX Roofing of Delray Beach handles roof repair, replacement, and storm restoration built for Pembroke Pines’ master-planned communities and canal-lined streets alike.
Licensed, Permitted, and Built for the Water You Live Near
Every job is licensed and insured under Florida rules, with permits pulled before work starts and thorough inspections at each stage, so nothing gets covered up.
Knowing which streets sit closest to the Intracoastal, which communities carry HOA architectural review, and which blocks need different fasteners than three streets inland.
Neighborhood association approvals get sorted before the crew shows up, not discovered halfway through, since nobody wants a stop-work order mid hurricane season.
Upgrades anchor the roof to the home’s structure more securely, often lowering insurance premiums once the inspection is filed correctly.
Chapel Trail is a master-planned community of more than 2,500 homes wrapped around two golf courses and a 450-acre nature preserve, and its architectural review process treats roofline consistency as seriously as the material choice itself.
SilverLakes runs as one HOA umbrella over 39 separate sub-communities, gated and non-gated alike, so which section your home falls in changes the approval process even within the same neighborhood.
Pembroke Falls centers on more than 1,800 homes around a shared lake, and its board’s material and color standards are strict enough that matching an existing roof profile matters more here than almost anywhere else in the city.
Walnut Creek’s Spanish Revival-style homes carry a distinct architectural identity, and its board typically expects tile, not shingle, to preserve that look across the community.
Rainbow Lakes is one of the few genuinely HOA-free pockets in Pembroke Pines, giving homeowners there far more material and color freedom than the master-planned communities that surround it on nearly every side.
This whole area falls within Broward County, and the city’s own permitting runs through the City of Pembroke Pines Development Hub, separate from the county’s own permitting office.
Gutters and waterproofing keep water away from the fascia and foundation, and roof leak detection finds the actual entry point instead of guessing, since a wrong patch just moves the same leak somewhere else. See gutter services.
Considering solar alongside a new roof? APEX handles both under one license and one crew. See solar installation.
Roof repair covers everything from broken tiles to storm damage, while a full roof replacement makes sense once shingles are past their service life. Explore our roofing services.
Storm restoration work moves fast after a named system passes through, documenting damage for insurance claims while crews handle emergency tarping. See storm damage restoration.
A roof inspection before hurricane season catches small problems early, and roof maintenance between storms extends the life of tile, metal, or shingle systems without waiting for a leak to force the decision.
Commercial roofing and HOA roofing follow different rules than a single family home, with condo boards and property managers needing full system replacement scheduled around tenants.
Pembroke Pines runs on HOA and master-planned community rules more than almost any other city on our service list, common across Chapel Trail, SilverLakes, Pembroke Falls, and Walnut Creek, so APEX coordinates material and color approval with your board before work starts, so the project doesn’t stall halfway through for a paperwork issue.

Michael is very professional and knowledgeable about the whole process of my roof replacement. From explaining the materials and labor process and also handling all of the HOA documents and city permits necessary. I also like how the permits are included in the price and not charged separately after being quoted.Posted on Google Diana DerenTrustindex verifies that the original source of the review is Google. It's past time for a new roof. A little over a year ago I had a leak in my roof. I had a tarp on it and Mike, Apex's sales person stopped by and asked if I was interested in a new roof quote. At the time I was hoping that a repair would be sufficient. He politely asked if he could be in touch periodically. I said yes as he wasn't pushy at all. He texted me a couple of times but never said anything other than if I needed him to call. No hard sale tactics. Over the year it became clear that a complete new roof was needed. I solicited several quotes and decided to call Apex as well. Mike came out, listened to my needs and gave me a quote. What he offered was a good price that included more options than the others. I spoke with my wife and called him back the next day and he came back out and made all the paperwork simple and answered all my questions. The roof is scheduled to be installed shortly. I want to add one last comment. The roof started to leak again the day before he came out to go over some paperwork. I showed him the leak and told him I was concerned about it since we were leaving for vacation in the next couple of days. He went to his truck and got his ladder and some underlayment material and put on a temporary patch. He didn't have to do that. That type of service is important to me. I'm confident that the new roof will be installed without issue. Mark Hickingbotham, ownerPosted on Google Brandon DemmaTrustindex verifies that the original source of the review is Google. Yes. Permits are filed through the city’s Development Hub portal, and a Notice of Commencement is required once the job crosses the city’s valuation threshold. APEX handles the filing and keeps a copy on-site for every inspection, so you’re not tracking paperwork mid-project.
For most Pembroke Pines communities, yes, board approval on material and color typically happens before or alongside the city permit, not after. We submit to your association first when that’s the required order, so the two approvals don’t end up working against each other’s timeline.
Not directly, but Chapel Trail’s architectural review does care about roofline consistency across the community, so an unusual material choice is more likely to get flagged there than in a neighborhood without that level of oversight. A quick consultation before you fall in love with a material saves a resubmission later.
It can. Some of SilverLakes’ 39 sub-communities run their own additional architectural guidelines on top of the master HOA, so the honest answer is it depends on your specific section, not the neighborhood as a whole. We check your sub-association’s rules before submitting anything.
It removes the daily salt air corrosion coastal Broward cities deal with, but it doesn’t remove hurricane wind exposure, since the whole county sits under the same Florida Building Code wind requirements regardless of distance from the ocean. Wind mitigation and storm preparedness still matters here the same as anywhere else in Broward.
