APEX Roofing of Delray Beach replaces, repairs, and inspects roofs across Broward and Palm Beach counties. This page is your starting point: what a new roof costs here, the worries South Florida homeowners raise most, how we work, and the county and city pages with the rules for your address.
Most homeowners arrive for one of four reasons. Pick yours and go straight to the part that answers it.
Florida insurers can’t refuse to renew a policy solely because a roof is under 15 years old, and older roofs can stay insurable when an inspection shows at least 5 years of life left. Start with a free inspection.
Stop the water first. Our trucks carry a tarp for smaller areas, the inspection is free, and calls are answered 24/7.
See the installed prices below, compare materials, and get a written estimate before anything forces the decision.
TPO and EPDM roofs, volume pricing on larger projects, and a certificate of insurance whenever your board or manager asks for one.
These are APEX’s installed starting prices per square foot of roof, the same list in both counties. Broward homes usually land toward the upper end of each range because of the hurricane zone rules.
Many roofers include only a few sheets of plywood and bill every sheet after that, which can add thousands to the final invoice. On shingle, tile, and metal roofs, APEX replaces every sheet of compromised decking at no extra cost. Flat roofs are the exception, and your estimate says so up front.
A low quote may cover only a few sheets of plywood and charge for every extra sheet found after tear off. Ask how many sheets are included and what each extra one costs.
A lower number can mean a lighter metal gauge, a different tile, or a cheaper underlayment. Each quote should name the product so you compare the same roof.
Roof area is larger than the home’s floor area once overhangs, the garage, and the slope are counted. Compare the square footage on each quote, not only the total.

Installed price per square foot of roof
Asphalt shingle
$6 to $7
Flat, modified bitumen
$6.50 to $7.50
Tile
$10 to $11
Standing seam metal
$11 to $12
Included: tear off, underlayment, permit, disposal, and all rotted decking on shingle, tile, and metal roofs.
A typical South Florida home has about 2,500 to 3,000 sq ft of roof. That puts shingle around $15,000 to $21,000, tile around $25,000 to $33,000, and standing seam metal around $27,500 to $36,000.
Roof inspection
Free
6 inch aluminum gutters
About $8 per ft
Commercial TPO
$12 to $14
Aluminum metal near salt water
About 20% more
Repairs are priced after the free inspection. Aluminum is used within about 1,500 ft of salt water because it won’t rust.
Starting ranges, not a quote. Every roof is different, so request an estimate for your exact price.
Financing can turn it into a monthly payment, and homesteaded homes built before 2008 may qualify for up to $10,000 toward hurricane upgrades through the state’s My Safe Florida Home program when funding is open.
The same six worries come up again and again in South Florida homeowner forums and roofing reviews. Here is each one, and what APEX does about it.
Rotted plywood often shows up only once the old roof is off, and per sheet charges can add thousands. Our price includes every sheet of rotted decking on shingle, tile, and metal roofs. Flat roofs are the exception, and the estimate says so.
Under Florida law (s. 627.7011), an insurer can’t refuse or nonrenew a policy solely because the roof is under 15 years old. Older roofs can stay insurable if an inspection shows at least 5 years of useful life left. Our inspection is free, so you learn where your roof stands before deciding anything.
Out of area crews knock on doors after storms, take deposits, and leave. Check any roofer’s license on the state’s DBPR license search in two minutes. Ours is CCC1336203, and we are based in Delray Beach. Sign within 180 days of a declared emergency and Florida law gives you up to 10 days to cancel.
Hidden subcontracting is one of the most common complaints. We say it plainly: our roofs are installed by the same subcontracted crews week after week, each carrying its own insurance and workers’ compensation, and APEX stands behind every job with a lifetime workmanship warranty.
An unpermitted roof tends to surface when you sell the home or file a claim. The permit is included in every APEX roof price, and your city or county building department inspects the work before it is closed out.
Financing covers what insurance doesn’t, and My Safe Florida Home grants may help eligible homes built before 2008. Florida’s reroof rules add a secondary water barrier and stronger deck attachment, two features insurers credit on the wind mitigation form.
Filing a claim? We can provide photos and an itemized estimate on request. We don’t interpret policies or handle claims, so call your insurer first. General information, not legal or insurance advice.
Five steps, and you know what comes next at each one.
We inspect the roof, usually within a day or two of your call, and show you photos of what we found.
Your price, the material, and everything included, in writing, with all rotted decking covered on shingle, tile, and metal.
The permit is part of the price. Your city or county approves it before work starts and inspects the roof in stages.
The old roof comes off, every sheet of rotted decking is replaced, and the new underlayment and roof go on to code.
Once the final inspection passes, you get our lifetime workmanship warranty, plus the manufacturer’s warranty on the product.

Michael is very professional and knowledgeable about the whole process of my roof replacement. From explaining the materials and labor process and also handling all of the HOA documents and city permits necessary. I also like how the permits are included in the price and not charged separately after being quoted.Posted on Google![]()

We recently had our tile roof replaced by Apex Roofing at our home in Delray Beach, and the entire experience exceeded our expectations. Jesse and Mike were fantastic to work with from start to finish. They were professional, responsive, and kept us informed throughout the entire project. Our home is in the Sabal Lakes Community, and Jesse also helped us navigate the HOA approval process by providing all of the documentation we needed, which made everything much easier. The tile roof replacement was completed on schedule, the workmanship was excellent, and the crew kept the job site clean every day. The finished roof looks incredible and has completely transformed the look of our home. If you’re looking for a roofing company in Delray Beach, I highly recommend Jesse and the team at Apex Roofing. Be sure to check out the photos of the completed roof. We couldn’t be happier with the results.Posted on Google![]()

It's past time for a new roof. A little over a year ago I had a leak in my roof. I had a tarp on it and Mike, Apex's sales person stopped by and asked if I was interested in a new roof quote. At the time I was hoping that a repair would be sufficient. He politely asked if he could be in touch periodically. I said yes as he wasn't pushy at all. He texted me a couple of times but never said anything other than if I needed him to call. No hard sale tactics. Over the year it became clear that a complete new roof was needed. I solicited several quotes and decided to call Apex as well. Mike came out, listened to my needs and gave me a quote. What he offered was a good price that included more options than the others. I spoke with my wife and called him back the next day and he came back out and made all the paperwork simple and answered all my questions. The roof is scheduled to be installed shortly. I want to add one last comment. The roof started to leak again the day before he came out to go over some paperwork. I showed him the leak and told him I was concerned about it since we were leaving for vacation in the next couple of days. He went to his truck and got his ladder and some underlayment material and put on a temporary patch. He didn't have to do that. That type of service is important to me. I'm confident that the new roof will be installed without issue. Mark Hickingbotham, ownerPosted on Google![]()

It depends on your budget, your HOA rules, and how close you live to salt water. Shingle costs the least up front. Tile is the usual choice in many HOA communities, so check your association’s approved list first. Standing seam metal costs the most, and within about 1,500 ft of salt water we use aluminum, which won’t rust, for about 20% more. Our guide to the best roofing material for Florida compares them side by side.
We do both. We find and fix leaks and storm damage as well as replace full roofs. Repairs are priced after the free inspection, and the inspection photos show you what we found, so you can see why we recommend a repair or a replacement.
Every APEX roof comes with our lifetime workmanship warranty, which means we stand behind the installation for the life of the roof. The materials also carry the manufacturer’s own warranty, and we can give you the details for your product on request.
