Shingle Roofing in Fort Lauderdale at a Glance

Lowest Upfront Cost

$6 to $7 per square foot of roof installed, the least of any roof we put on a Fort Lauderdale home.

15 to 25 Years

How long a shingle roof usually lasts under South Florida sun, heat, and storm seasons.

Miami-Dade Approved

Shingles carry the Notice of Acceptance that Broward's High-Velocity Hurricane Zone requires.

What a Shingle Roof Costs in Fort Lauderdale

These are the ranges we charge for a new shingle roof in Fort Lauderdale, and the four things that move a price within them.

All Rotted Decking Is Included

Many roofers include only a few sheets of plywood and bill every sheet after that, which can add thousands to the final invoice. On a shingle roof, APEX replaces every sheet of compromised decking at no extra cost.

Roof size and pitch

Prices are per square foot of roof, which is larger than the floor plan once overhangs, the garage, and the slope are counted.

Roof shape

Hips, valleys, and dormers take more cutting and more flashing than a simple gable.

Openings in the roof

Each skylight, vent, and pipe needs its own flashing and seal.

Hurricane zone rules

Broward’s High-Velocity Hurricane Zone requires approved shingles installed exactly as their approval specifies, so Fort Lauderdale homes usually land toward the upper end of the range.

Shingle Roof Prices in Fort Lauderdale

Installed price per square foot of roof

Asphalt shingle

$6 to $7

Tile, for comparison

$10 to $11

Standing seam metal, for comparison

$11 to $12

A typical Fort Lauderdale home has about 2,500 to 3,000 sq ft of roof, which puts a new shingle roof around $15,000 to $21,000.

Starting ranges, not a quote. Financing can turn the price into a monthly payment, and homes built before 2008 may qualify for up to $10,000 toward hurricane upgrades through the state’s My Safe Florida Home program when funding is open.

Shingle Roofs and Florida Homeowners Insurance

Shingle roofs usually last 15 to 25 years, so many reach 15, the age Florida insurance rules watch, while they still have good years left.

The 15 Year Mark

Under Florida law, an insurer cannot refuse to write or renew a policy only because of roof age if the roof is under 15 years old. Many shingle roofs in Fort Lauderdale are getting close to that line.

Older Than 15 Years

A roof 15 years or older stays insurable on age alone when an inspection shows at least 5 years of useful life left. A roof inspection puts that in writing.

Credits for a New Roof

A replacement brings the deck attachment and a secondary water barrier up to current code, features a wind mitigation report can credit on your premium.

General information, not legal or insurance advice. Your insurer decides what it accepts.

Michael is very professional and knowledgeable about the whole process of my roof replacement. From explaining the materials and labor process and also handling all of the HOA documents and city permits necessary. I also like how the permits are included in the price and not charged separately after being quoted.

We recently had our tile roof replaced by Apex Roofing at our home in Delray Beach, and the entire experience exceeded our expectations. Jesse and Mike were fantastic to work with from start to finish. They were professional, responsive, and kept us informed throughout the entire project. Our home is in the Sabal Lakes Community, and Jesse also helped us navigate the HOA approval process by providing all of the documentation we needed, which made everything much easier. The tile roof replacement was completed on schedule, the workmanship was excellent, and the crew kept the job site clean every day. The finished roof looks incredible and has completely transformed the look of our home. If you’re looking for a roofing company in Delray Beach, I highly recommend Jesse and the team at Apex Roofing. Be sure to check out the photos of the completed roof. We couldn’t be happier with the results.

It's past time for a new roof. A little over a year ago I had a leak in my roof. I had a tarp on it and Mike, Apex's sales person stopped by and asked if I was interested in a new roof quote. At the time I was hoping that a repair would be sufficient. He politely asked if he could be in touch periodically. I said yes as he wasn't pushy at all. He texted me a couple of times but never said anything other than if I needed him to call. No hard sale tactics. Over the year it became clear that a complete new roof was needed. I solicited several quotes and decided to call Apex as well. Mike came out, listened to my needs and gave me a quote. What he offered was a good price that included more options than the others. I spoke with my wife and called him back the next day and he came back out and made all the paperwork simple and answered all my questions. The roof is scheduled to be installed shortly. I want to add one last comment. The roof started to leak again the day before he came out to go over some paperwork. I showed him the leak and told him I was concerned about it since we were leaving for vacation in the next couple of days. He went to his truck and got his ladder and some underlayment material and put on a temporary patch. He didn't have to do that. That type of service is important to me. I'm confident that the new roof will be installed without issue. Mark Hickingbotham, owner

Shingle Roofing FAQs for Fort Lauderdale Homeowners

Can a shingle roof handle a hurricane in Fort Lauderdale?

A new shingle roof built to Broward code is made for it. The shingles carry a Miami-Dade Notice of Acceptance for high wind, and the code sets how they are fastened and sealed. Wind damage shows up most on older roofs whose seal strips have given out.

Usually algae, which grows fast in South Florida humidity. It looks bad but rarely causes a leak on its own. If the streaks come with curling, missing, or bare shingles, the roof itself is wearing out.

We take the old roof off first. That is the only way to find and replace rotted decking, and it gives the City inspector a clean deck to check before the new roof goes on.

It depends on the size and shape of the roof and on permit and inspection timing, so we give you a schedule with your written quote. You can see finished roofs on our projects page.

Not always. Shingle costs the least today, but tile and metal usually last longer. If you plan to stay for decades, compare the price of one tile or metal roof against two shingle roofs.
